Get Expert Help with Planning Drawings

We can also offer a practical solution to assist you in kickstarting your planning application process. Our dedicated in-house team of experts specialises in creating precise planning drawings – the foundation of your garage project.

These drawings are essential for your presentation to your local planning authority. They help the authority to understand and approve your proposal by making your intentions or your property clear.

By collaborating closely with us on this, you’ll soon have access to a well-crafted blueprint that perfectly aligns with regulatory requirements. This significantly streamlines the path to obtaining planning permission, ensuring a smoother and more straightforward process.

Information on Building Regulations

In most cases, building regulations will not apply to freestanding (detached) timber buildings like garages. However, there are a number of stipulations to this.

Building regulations will not usually apply at all to your wood garage design if:

  • If the floor area of the building is less than 15 square metres
  • The building does not contain sleeping accommodation

If your garage design has a floor area of between 15 square metres and 30 square metres, you won’t normally need to apply for building regulations approval. This is as long as:

  • The building does not contain sleeping accommodation and is either;
    • At least one metre away from any property boundary
    • Is constructed entirely or substantially of non-combustible materials

Building a new garage that’s attached to your home will normally require building regulations approval, regardless of size.

Building regulations will also apply if you want to convert an attached garage into a space of habitable use. Structures may be exempt from requiring approval if they meet certain exemption criteria. This can be found on the Planning Portal.

If building regulations apply to your wooden garage, the structure must be built to reasonable standards.
